Installed UV light, tested, system operational, cleaned blower wheel on Mitsubishi wall unit, tested, system operational.

Rust on burner chamber door pose’s no threat to system, water lines are turned off to hot water coil due to having an hot water heater installed in its place, coil is a little rusted outside but not a problem to system, recommend in replacing air vents with black piping on boiler, also installing drip legs on both the boiler relief valve and hot water heater, system was serviced by an accredited company up to date.

Completed annual maintenance on air conditioning system. Changed both filters 20x20x1 and 20x25x1. Cleared condensate trap lines. Tested blower wheels all tested fine. Took a delta T reading which came back with a 18 degree difference. Outside condenser checked looked good. Brushed outside coil little dusty. Tested capacitor which was put in last year. All pressures were spot on. System operational and working well at this time.

Found second floor system empty of refrigerant. 20 year old R22 system. System will need to be replaced. Need to follow up with customer for appointment for replacement estimate. Checked first floor system refrigerant levels, o.k. at this time. Also 20 years old.

Ac Tune up x2, customer would like UV light on 2nd floor installed schedule appointment, collecting half including tax of $322.42, remaining amount upon completion $322.42. Also schedule appointment for blower wheel cleaning on Mitsu paid in full.

Performed annual maintenance on gas boiler checked all parts and cleaned burners and around boiler checked pressures and did combustion test

Customer stated Boiler turns on/off intermittently every week or so. Customer replaced most parts himself. Gas valve, circulator, igniter, lwco wsensor. Checked operation of zone valves, aquastat. Ran through several cycles and could not locate source of intermittent problem.

Found system partially frozen. Thawed system and checked blower motor, coil and refrigerant Charge. Filter plugged, replaced customer supplied filter. Pressure and temperatures normal. Recommended and maintenance and condenser coil cleaning. Customer declined.
