AC Not Working

It was 94 degrees when the AC stopped working in our rental condo, on a Sunday! Danny came out, diagnosed the problem within a few minutes and made the repair. We thank you Danny, and our tenant thanks you too. Now we have a service contract so this won't happen again. Folkes did not install the unit but repaired it anyway.
Performed annual maintenance on gas boiler checked all parts and cleaned burners and around boiler did combustion test
Renew 2 gas 2 Ac from outbound
Cleaned and vacuumed inside boiler, replaced oil filter, nozzle, and strainer. Noticed relief valve has slight leak, also expansion tank is also has a slight leak gave customer estimates. Checked combustion on system all reading normal.
Completed a cleaning on 2 gas furnaces. Both systems operating normal.
Found burnt control board, replaced and unit is working properly.

Completed annual maintenance on gas furnace. Gas furnace is 31 years old and water heater is 28 years old. Recommended replacement of both due to,age and condition. Central air doesnâ€™t work at all due to refrigerant leak. Customer declined appointment for replacement estimate at this time. She will call when ready.
Found small refillable propane tank empty. Customer needs to get new tank and should work as long as no other problems with fireplace itself
Water leaking from rubber coupling on exaust pipe tighten coupling and it stopped all good at this time
Called out give an estimate for a repipe of the washing machine and dryer. After speaking with the customer and taking measurements to pipe through the crawl space up to the first floor from the basement an estimate was left for the proposed work. Another estimate was left to pipe through the closet on the other side of the house closer to where the laundry room exists now. The customer will call when ready. A deposit will need to be collected to order the material.
Boiler for building was drain and repaired. Heating loop for hydro coil air bound. Bled heating loop and checked operation.
Cleaned and serviced both gas furnaces, cleaned flame sensors, took combustion and efficiency tests and checked all amp reading. All reading looked normal.
Customer lost power 9:05am today and he has a generator he got back power 9:50am an got his first lock out 10:05 high toque and then got the error 3 more time after that tpchecked his filter it was very dirty he needs to change customer would test system and let us know if it cuts out again
Completed annual maintenance on oil boiler
Spoke to customer and center Hudson came and told them they need to hook up the spill switch on the water heater but the ga# valve adapter is missing so to replace spill switch with gears valve adapter is $470 +tax customer would call if they want to install
Found furnace locked out on open limit switch fault, causing blower motor lockout. Checked all limit and rollout switches, found no open safeties. Customer stated heat has not been used yet this season. Ran heat through a cycle with no lockouts and rechecked air conditioning, blower is now energizing normally. Recommended replacement of furnace control board. Customer wants to wait until we return for heating maintenance.
Water heater not burning good due to a dirty burner took it out and cleaned it off tested system and all is good at this time
Call central Hudson to upgrade gas meter to 300 btu plus and call chimney company to get estimate on insert
Tried duplicating the problem but could not customer said the unit vibrates every time it runs checked filters and they were dirty replaced them and customer would call us if problem returns if not then he needs to replace the filters more often
Found electrical short in second floor furnace control board. Also found first floor system low on charge. Customer choose to have second floor system repaired. Replaced control board, checked system running pressures and temperatures. Customer will look into replacing first floor system next season.
No smell, just musty basement odor coming up through unit, recommend to have duct work properly sealed, duct cleaning and UV light with Oxidizing feature Installed.
