The technician was professional and did the repair. Quickly. Very professional. However, the way (owner) Justin treated us we probably would not use Folkes again or recommend them. The owner should understand that how he treats his customers matters.

Replaced circulator pump three. Upon turning water back on found no water feeding into boiler. Found faulty backflow preventer valve. Replaced backflow preventer filled and purged all zones. Bill from office.
Called out for a clogged toilet on the second floor. I used the auger to unclog the bowl. I didnâ€™t remove anything from the bowl but there was a blockage inside the trap. The auger was able to open the drain and the toilet is now flushing properly. If the toilet happens to get clogged in the same way again it is recommended to replace the toilet with a Gerber Ultra Flush toilet for a power flush.
Found seized inducer motor. Need to order, return to replace. Office has c.c. Info. Customer authorized repairs before leaving.
Completed annual maintenance on two gas boilers. Replaced second floor zone valve on left side boiler. Check dated for 2/26
Checked system and got error a1 thermistor checked vents and filter it was very dirty and some vents were closed opened also added 2 lb 410 a may have leak now running good customer would call if problem returns
Cleaned and serviced 2 gas boilers, one for the first floor and one for the second. Checked all electrical and water components on both systems. Cleaned the burners and air inlets on both systems, took combustion readings and checked the flu piping. Both systems are operating properly and everything is working good at this time.

Completed annual maintenance on gas furnace. Customer renewed maintenance agreement for one year.
Called out to replace a customer supplied bathroom faucet stems. I removed the old hot and cold water kohler bathtub faucet stems and installed 2 new customer supplied stems. I reconnected the handles and opened the water. There are no signs of leaks and the faucet is now operating properly.
Cleaned and serviced oil boiler, checked all components, replaced the filter, strainer and nozzle, took a combustion test. All readings are normal. Customer would like pricing on a new oil boiler with an indirect tank installed and also pricing on a gas boiler instead of oil.
Arrived at building for backup when using toilet and sink. Ask customer where if there was a clean out couldnâ€™t find it. Pulled toilet to gain access. Sent drain machine down line. Found clogged where pvc meets cast iron. Sent camera down after just To make sure the drain wasnâ€™t damaged. Everything look good. Tested drain no backups.
Customer stated a possible issue with the nest thermostat. The nest says the system is turning off frequently when heating. The customer never had to reset the system and or never had an error code. It may be that this system has dual stage heating, possibly when it goes into low fire the thermostat may think that it is off during the heating cycle. The customer is not too concerned since the system operates properly. Also I cleaned and serviced the system as included with the install and checked all electrical components. Everything looks good. Recommended a humidifier to be installed on the system as the customer stated it is dry in the house with the heat on and also recommended a duct cleaning to be done. The customer will talk it over with his wife.
Called out for an estimate on installing a water softener and water heater. After checking the water main and the location that the softener will be installed I tested the water at the kitchen sink faucet. I found low levels hardness at 6 gph. Iron is .3 and ph was nominal at a 7. An estimate was left to install a whole house water filter and a 30 k water softener which are recommended. The customer will call when ready.

Found boiler tripped out, customer had oil, checked oil flow it was good, checked the nozzle it looked good but when the boiler was reset it ran very harsh. Replaced the nozzle and took a combustion test and the boiler is running good.
Cleaned and serviced peerless pure fire. Cleaned heat exchanger with clr and took gas pressure reading.
Cleaned and serviced oil boiler, brushed and vacuumed, replaced the filter strainer and nozzle. Customer renewed his maintenance agreement. Customer does not have anti freeze in the system, did explain why it is needed. Also customers indirect tank is starting to leak. Customer is having it replaced tomorrow.
Call for intermittent heat. Code was flashing for not registering flame. Removed and cleaned flame sensor, system fired up and was not cutting off. Recommend to replace flame sensor, do not have flame sensor on truck, filled out follow up form and will reach out to customer Monday to schedule replacement of flame sensor. System is currently operating.
Completed annual clean and service on one gas fired system.
No heat due to no pilot, re-lite, tested, system operational. Recommend spark ignition installed on unit.
Found the zone valve head not closing the end switch to turn the boiler on. Replaced and boiler is operating properly.
Completed annual maintenance on gas furnace. Checked heat exchanger, burners, cleaned flame sensor, checked pressure switches, safety switches, blower capacitor,blower wheel and motor, inducer motor, condensate pump and drain line. System is operating. Went over pricing with daughter to sign up for a Maintenance Contract, she will discuss pricing with Virginia and reach out to office.
