Performed annual maintenance on oil boiler checked all parts and cleaned inside boiler and vent did combustion test tested antifreeze and it was low added 10 gallons and got ir down to -10 degrees
Called out to give estimates on plumbing work that the customer would like to have done. After going over all the details of the plan of the customerâ€™s, I gave multiple estimates for the proposed work. The customer will call when ready and we will schedule the jobs day by day as there is a few tasks to be done each day. I repaired the leak from a 1/2â€ water pipe in the basement.
Cleaned and serviced oil boiler

Customer stated CO detector on first floor went off. Tested for carbon monoxide on first floor, basement and around boiler while running. Readings of 0 parts per million found. Took combustion and efficiency test on new boiler. Efficiency 83.7%, co 27ppm, co2 10.5%, stack 357, smoke 0. All readings normal.

Completed annual maintenance on oil boiler. Checked air handler for master bedroom. Found incorrect low voltage wiring causing air conditioning to run with heat. Disconnected power to condenser only as ac systems are going to be replaced next spring. Need to schedule appointment for plumber.
Replaced 3 purge valves, cut out and replaced corroded piping at boiler for 2nd Floor, added 10 gallons of antifreeze with inhibitor, purged, tested, system operational.
Checked pressures on R22 system all is good also checked back up heat it also good they came home and raised temp 12 degrees and it was very cold that night and raining could off over worked system
Called out for a malfunctioning kitchen sink faucet. After stopping by earlier, I picked up a single handle delta faucet the soap dispenser. I removed the existing faucet and installed a chrome single handle delta. I opened the water to test. There are no leaks at this time and the faucet is operating properly. There is a one warranty for the installation. Thanked the customer, cleaned up and collected payment.
Called out for a malfunctioning kitchen sink faucet. Upon arrival I spoke with the customer regarding the faucet that was recently installed and bought off of Amazon. The faucet is a off brand and the cartridge is getting hung up when the water is opened. It is recommended to replace the faucet rather than the cartridge. The customer is fine with that and we will come back out in the afternoon with the new faucet to install.
No heat due to bad control board, replaced tested, system operational.

Crime loose on circulator, found limit switch tripper. Wire nutted the wires together and reset limit. Boiler is working.
Called out for a clogged bathtub on the first floor. Upon arrival I spoke with the customer regarding the clogged toilet. After approval I snaked 25â€™ into the the drain line which seemed to open the pipe. Hair was removed. I cut the plate that holds the overflow plate in place in order to access the drain. I reconnected the the overflow plate and ran the water to test. There is currently no sign of a stoppage. Cleaned up and collected payment.
Completed annual maintenance on oil boiler. Found hole in combustion chamber target wall. Need to set appointment for replacement estimate so customer has repair/ replace options.

Found water on basement floor around boiler and water heater area. Boiler pressure normal, relief valve and back flow preventer not leaking at this time. Inspected tank of electric water heater, not leaking at this time. Had customer run water in upstairs bathroom, no water leaking down from above. If relief valve did open it is no longer leaking and pressure is normal at high limit temp.. Customer will let us know if leak persists.
Replaced AOC circuit board for second floor main unit condenser and tested
Cleaned and service both oil fired furnaces. Replaced the filter strainer and nozzles, took combustion and efficiency tests on both. All reading looked normal.
