Found the boiler leaking from the boiler, the whole manifold is leaking, the three way valve and rusted the whole bottom of the boiler out. Contacted navian and they took pictures and will be in touch to see if the boiler is covered under warranty. RGA# UO191215115
AC Tune up
Called out for a leak on a drain. After checking the leaking I went to pick up a 2â€ check valve to replace the one that was broken. I installed the the check valve and opened the water to test. There is no sign of leaks at this time. Cleaned up and collected payment. The work done here today has a one year warranty.
Ac Tune Up
Called out to replace a single handle shower valve. After speaking with the customer regarding the replacement of the shower valve I explained what needed to be done and the customer has the trims but also needs the valve itself. He is considering replacing the valve himself once the comes that he ordered Thursday. An estimate was left and if they decide to call us within 2 weeks to install the valve we will deduct todayâ€™s charge from the total for installation.
AC Tune Up
1 oil and 1 A/C renewal
Ac Tune up, replaced balist, tested system operational. Could not wash condenser due to no water, schedule appointment to return.
Performed ac tune up on all 3 systems. Installed a UV Light on the second floor system and cleaned off the coil. Checked over all other components on the systems. Everything is looking good at this time. Standing pressures were taken on all systems. The temperature outside old not allow me to start the compressors.
Completed annual air conditioning maintenance on rooftop package unit
Completed replacement of blower time delay relay. Cycled system several on/off several times and checked operation. Collected remaining balance.
Customer stated getting gas smell in home today for first time. Checked over operation of boiler, checked for gas smells, checked venting and took combustion test. All readings are normal. Customer just used fireplace first time yesterday. Recommended to have looked at by fireplace company. Walked around house and checked for gas and CO. Found none at this time.
Arrived at customer home for possible recall for complaint toilet keeps running. Found seal for the flapper loose tightened up tested for 20 minutes with a mark in the tank water level did not drop.
AC Tune Up with MA, did Second part of leak check, leak at evaporator Coil

Called out for a toilet that I changed the tank parts in yesterday. I had to adjust the fill valve slightly which I was able to do. The toilet is now flushing properly.
Called out for a running toilet. After diagnostic testing the flapper seal went bad. I went to pick up a new American standard flapper to install. I removed the old flapper seal and fill valve and replaced both. Open the water and flushed several times to test. The toilet is now properly functioning. There is a one year warranty on the work done here today. It is recommended to not use chlorine tablets inside the toilet tank as they will damage the seal.
Performed ac tune up. Cleaned all coils. Checked all electrical components. Installed new uv light on downstairs unit.
Completed annual maintenance on two air conditioning systems. Capacitor for blower motor in upstairs air handler tested out of range. Replaced capacitor and checked system operation.
Arrived at customer for drain back up found that the mainline was stopped up. Advised customer before work was performed that it would be 295 to snake the drain after snaking and sending camera through the line I found that there was a collapse pipe. Advised the customer if she moved forward with the repair she would be credited this service call towards the repair.
